135 Theale successfully handed over

135 Theale has been successfully handed over to the Client McKay Securities.

UMC Architects were responsible for delivering the detailed design alongside the Main Contractor Readie Construction, of a new speculative distribution development at Theale Logistic Park, in Reading.

Located adjacent to junction 12 of the M4, five miles from the centre of Reading, Theale Logistic Park’s strategic position is attractive to a diverse range of potential occupiers such as online retailers, third party logistics operators and last mile distributors. The location is already an established logistics hub with local occupiers including Amazon, Bunzl, Direct Wines, Ikea and John Lewis.

The new facility offers a total footprint of 134,430sqft including 1,089sqft of mezzanine office accommodation and comprises a clear internal height of 14m, security gatehouse and service yard providing access to 14 dock leveller and 2 level access loading doors.

The project achieved a BREEAM Excellent rating in addition to providing a 20% carbon emissions reduction via the application of VRF condensers and a roof-mounted photovoltaic array.
