A new speculatively constructed distribution unit at the entrance to Brackmills Industrial Estate for Liberty Property Trust & Equation Properties and has been handed over on time and within budget. Having initially been appointed by Equation to prepare feasibility layouts for the proposed scheme, UMC Architects were tasked with the cordination of a successful planning submission before delivering the detailed design of the new 196,000sqft unit. UMC Architects supported Volkerfitzpatrick through the detailed design and construction phases of the project.
The new unit comprises a first floor mezzanine office of 15,470sqft with warehouse undercroft beneath in addition to a 4,401sqft hub office within the dual aspect service yard. The unit incorporates a clear internal height of 15metres, 22no. dock levellers and 4no. level access doors served by a 50m deep service yard.
