Having been responsible for the masterplanning of the overall development, UMC Architects were appointed by Bericote Properties for the detailed design of a new 525,600sqft distribution facility, which represents the largest speculative development in the north of England.

525 Haydock, is strategically located on the A580 East Lancashire Road, only 1.5 miles west of Junction 23 of the M6 motorway whilst the new Liverpool2 deepwater port is located only 16 miles to the west.

UMC Architects supported McLaren Construction through the detailed design and construction phases of the project which was handed over in June 2019. The new cross docked unit offers a total footprint of 525,600sqft, including 47,500sqft of 3-storey offices in addition to 2 operational hub offices and comprises a warehouse space benefiting from a clear internal height of 15m. The unit offers 50m service yards to both long elevations of the building serving 56 dock leveller loading doors, 6 Euro dock loading doors and 8 level access doors in addition to 540 car parking spaces.
