UMC Architects were initially appointed by Panattoni to undertake feasibility proposals for the redevelopment of the former Kongsberg Automotive Plant in Basildon before supporting Buckingham Group Contracting through the detailed design and construction phases of the project.

Known as Basildon 117, Panattoni’s 117,000sqft development occupies a prominent position in an established industrial and distribution location in the heart of the Thames Gateway. The scheme includes a warehouse floor space benefitting from a 50kN/m² floor loading, 12.5m clear internal height and serviced by 10 dock loading doors and 2 level access doors. The building also comprises a three storey office and car parking for 92 cars.

The area has already attracted many household names including Tesco, Argos, Amazon, Costa Coffee and UK Mail. Basildon 117 in Christopher Martin Road, overlooks the A127 near its junction with the A132, approximately nine miles from junction 29 of the M25. Central London is about 30 miles to the west, and is easily reached via the A127, A12 and A13. This dual carriageway also connects Basildon 117 to Tilbury Docks and London Gateway. The unit was delivered on time and within budget and built to a BREEAM rating of ‘Very Good’ and EPC rating of ‘A’.
