Having been responsible for the masterplanning of the overall development, UMC Architects were appointed by Panattoni for the detailed design of Unit 3 known as Wolverhampton 450 which was built on a speculative basis at the Four Ashes Business Park

Accessed from a new junction on the A449, Wolverhampton 450 is ideally placed for the retail and automotive supply chains in the West Midlands. The facility comprises a total footprint of 448,089sqft including an integral 2-storey office block measuring 12,864sqft and a 10,038sqft 2-storey hub office. The unit is equipped with 60 dock leveller loading doors, 8 level access doors, a 50kN/m² floor loading and 15m clear internal height.

UMC were charged with undertaking the initial feasibility study before commencing with the detail design package alongside Main Contractor Readie Construction. The facility was successfully completed on time and within strict budgetary constraints and built to a BREEAM rating of Very Good and EPC rating of ‘A’.
