The speculatively built warehouses with ancillary offices and secure yards are 65,282sqft & 18,609sqft (GEA) in size, with haunch heights of 12m and 8m respectively. They have been developed to a high specification to meet the operational requirements of future occupiers.
The development, which achieved BREEAM ‘Very Good’ status has a total of 73 car parking spaces, 16 of which have EV charging points, with infrastructure in place for an additional 10 EVC spaces to suit future demand. 50 secure cycle parking spaces have been installed with safe links from the public highway.
Areas of translucent cladding were used to harvest natural light and minimise artificial lighting requirements during the day. The muted cladding colours were selected to deliver a contemporary aesthetic which integrates with the surrounding building context.
Considered landscaping softens the boundaries adjacent to the busy main roads and roundabout and includes several existing protected mature oak trees.
The density of the development maximised the return for the Client, requiring a complex ‘cut-and-fill’ strategy with retaining walls installed immediately adjacent to site boundaries. Careful engineering co-ordination was critical to resolve site levels and ensure sufficient access for MEWP vehicles at several perimeter pinch-points.
UMC Architects assisted developer clients Equation Properties and Arrow Capital with feasibility, planning and tender support and were novated to Magrock Ltd to assist with the construction phase.
