UMC Architects supported Main Contractor Readie Construction through the detailed design and construction phase of the project which was due for completion in the summer of 2019. The new cross dock unit offers a flexible speculative design to accommodate a range of potential end user requirements including a total footprint of 405,312sqft comprising 18,500sqft two storey main offices in addition to two 5,000sqft operational pod offices located in the service yards. The building also offers a clear internal height of 15m, 360 degree vehicular circulation, service yards offering a depth of 55/35m together with 60 dock loading doors and 8 level access doors.
The scheme was designed in accordance with Goodman’s framework of sustainability initiatives including a minimum EPC rating of ‘A’ and a BREEAM rating of very good.
UMC Architects Associate Jamie Mackfall said, ‘this exciting development kick starts what will become an excellent commercial park with a major focus on staff wellbeing and green spaces. The site lies within the Forest of Marston Vale Trust, therefore a key objective of the scheme was to achieve a minimum of 30% tree canopy coverage throughout the development’.
UMC Architects worked closely with Goodman to design an enhanced aesthetic to the internal finishes which was showcased on Bedford 405. Goodman will carry this through into future developments.
