Code MK Bletchley, Milton Keynes

Code MK is a new build two-unit scheme located on Third Avenue in Milton Keynes, a stone’s throw from the MK Don’s football stadium with easy access to the M1. The development’s name references local history and the iconic Bletchley Park. UMC supported the client (Equation Properties) throughout the project, from early feasibility through to planning and tender, before being novated to the main contractor (Readie Construction).

Unit 1 comprises 136,970 sq ft (GIA) including warehouse and ancillary office. It has 11 loading docks, 163 car parking spaces, 13 HGV spaces and a yard depth in excess of 50m. Unit 2 has a total area of 19,978 sq ft (GIA), with 2 level access loading doors and 26 car parking spaces.

Sustainability is at the core of the schemed design which achieved a BREEAM status of “Excellent” and an EPC rating of A.

The scheme includes sustainability features such as solar PV panel arrays, air source heat pumps and water regulation technologies to reduce water consumption. Artificial and natural light provision is balanced using LED Lighting, roof-lights in the warehouse and windows to office areas.

20% of car parking bays have EV charging provision, whilst ducting has been installed to accommodate future expansion.

Finally, energy metering technology has been installed to allow occupiers to proactively manage their energy consumption.
