UMC Architects were initially appointed in Feb 2020 by Equation, for the delivery of a single unit (Use class Eg(iii), B2 and B8) providing 10,516sqm of warehouse space and 801sqm of ancillary office space (GIA), with a clear internal haunch of 12m and offers 40m service yards.

The development is located within the established Festival Business Park with close proximity of the A127, the main connection between Southend and the M25.

The scheme was the first delivered Equation project targeting Net Carbon Zero, EPC A+ rating and BREEAM Excellent, which became Equation’s standard approach for all schemes. This was achieved by reduced running costs through the use of enhanced cladding to deliver superior energy performance. In addition, Solar PV’s and air source heat pumps also contributed to this goal.
