A highly constrained site, incorporating a culverted main river, flood-zone designation and complex drainage conditions, required a robust and resilient design-led response. UMC Architects worked collaboratively with environmental and infrastructure specialists to integrate detailed flood modelling and strategic ground re-profiling, maintaining hydraulic capacity while unlocking the site for redevelopment. This approach was informed by extensive engagement with the Environment Agency and the Lead Local Flood Authority.
The architectural design incorporates roof-mounted solar PV and reversible air-source heat pumps to support a net zero carbon operational strategy and enhance long-term climate resilience. Techno-economic modelling of the solar PV installation informed design decisions and investment value. Fairbanks Studios is targeting BREEAM ‘Outstanding’, reflecting UMC Architects’ commitment to sustainable, high-performing design.
