UMC were appointed by Columbia Threadneedle to enhance and refurbish the existing 50,000ft2 Falcon Centre on Delaware Drive Milton Keynes.

The building comprised a single storey detached warehouse facility with associated 2 storey office accommodation. Previously the unit had been operated as an electronics warranty returns and repair facility.

Internally, the refurbishment works included the removal of the existing partitioning and remediation of the floor slab to provide a suitable multi purpose surface for future potential end users.

Externally, the works consisted of  new security barriers and gates to the car park, as well as a new cycle storage area, PV provision to the office roof and repainting of the warehouse façade.

The office envelope was enhanced via the application of a white render as well as a feature flashing trim around the existing curtain walling to deliver a contemporary corporate façade as well improving the frontage to Delaware Drive.

The existing vegetation was cut back, and a main entry footpath was improved to reinsert a connection and sense of interaction between building and public domain.
