The warehouse has an area of 177,192sqft (16,461sqm) with a haunch height of 15m. Base-build office area comprised of 20,000sqft (1,860sqm), which were expanded by utilising office undercroft areas to form an employee welfare area (c.600sqm / 6,458sqft). This incorporated a canteen, WC’s/showers and a locker room.
J&J’s operation required a bespoke warehouse racking design, with pick towers at strategic points and new lighting co-ordinated to suit. An-rack sprinkler system was installed, with sprinkler tanks located in an area which had been pre-determined as part of the original base-build design.
At first floor office level fire-rated windows were added to provide visibility into the warehouse. The fit-out interior design was informed by James & James’ brand identity and key areas of the facade cladding were re-coloured in their green corporate colour.
UMC Architects were selected to assist Prologis with J&J’s fit-out design, having successfully delivered the base-build scheme previously.
