UMC Architects were appointed by Graftongate Developments to prepare the detailed design for two new speculative industrial units with a combined floor area of 66,500 sqft at Marsh Barton Industrial Estate which is located south of Exeter.  The scheme also incorporates the refurbishment of an adjacent unit on the site.

Having initially been appointed as feasibility masterplanners of the 6 acres site, UMC Architects assisted with the submission of a successful planning application for the proposed scheme which was designed to achieve a BREEAM rating of very good.

Before reaching practical completion both units were let. A 15 year lease was agreed on Unit 2 with builders merchant Selco. It has a footprint of 36,500 sqft of industrial/warehouse accommodation with canopy.

Unit 3, which is a 26,0000 sqft distribution warehouse with first floor office space has been let for 15 year to FDS Distribution.

Having reached practical completion on Units 2 and 3, UMC Architects will now be supporting the main contractor Quantum Construction through the onsite delivery of the next phase of Exeter Trade Park. Planning approval has been received for a further two units which are due to commence on site later this year.
