Novus Phase 2, Knutsford

Novus Phase 2 on Parkgate Industrial Park in Knutsford features nine high specification units totalling 73,000 sq ft on a 207,000 sq ft plot.  It follows the successful completion in April 2021 of the first phase of Novus, which delivered 134,000 sq ft of urban logistics space. Occupiers in that phase include car dealership Sytner Group, valve manufacturer Oliver Valves, and French laundry business Elis.

Ahead of practical completion of Phase 2, three of the newly constructed units were allocated to Occupiers who had taken a pre let of the buildings.  Occupiers included furniture company VIDA Living, trade retailer Screwfix and drilling tool distributor Alpen UK.

All units feature electric vehicle charging points and solar cells on their roofs capable of providing up to 35 per cent of the units’ energy needs. In addition, the buildings are constructed from high-performance building materials to reduce CO2 emissions.

The units are finished to a CAT A shell specification and benefit from 6.5m clear internal height, 37.5kN sq m floor loading and electric loading doors with a first floor that can be used for storage or fitted out as office space.

UMC Architects were initially appointed to carry out the feasibility concept design before being novated to the Main Contractor Caddick Construction for the detailed design/construction phases of the scheme.
