Completed in January 2025, Phase 2 of Arterial Park in Rayleigh represents a key milestone in the delivery of high-quality logistics and industrial accommodation in the Southeast of England. Building on the success of Phase 1, UMC Architects led the architectural vision for this next phase, managing the project from concept through to completion and strengthening our valued partnership with Mirastar.

Our remit encompassed lead architectural design, technical delivery, and multidisciplinary coordination across the full development lifecycle. Collaborating closely with Marshalls CDP, we ensured that every element of the scheme aligned with the client’s strategic objectives, market expectations, and sustainability aspirations.

The site masterplan was developed to maximise land efficiency while prioritising safety and operational clarity. Vehicle movements were carefully zoned to separate HGV and car traffic, ensuring safe circulation throughout the site. The scheme comprises ten speculative Grade A units, collectively delivering 289,050 sq ft of high-quality, flexible industrial space tailored to a wide range of occupiers.

The architectural language of Phase 2 evolves the clean, modern aesthetic established in Phase 1. Upgraded façade materials and refined detailing contribute to long-term durability, enhanced thermal performance, and strong tenant appeal. The building envelopes incorporate high-performance cladding systems and improved airtightness, supporting energy efficiency and regulatory compliance.

Sustainability was a fundamental design driver, with all units targeting BREEAM ‘Excellent’ and an EPC ‘A’ rating. Key environmental features include:

  • Rooftop solar PV arrays for on-site renewable energy
  • LED lighting with smart controls for operational efficiency
  • Native planting and biodiversity enhancements within landscaped buffers
  • Electric vehicle charging provision and infrastructure to support sustainable transport

Internally, each unit integrates high-specification office accommodation, designed as light-filled, adaptable pods that meet current market standards and offer flexibility for future tenant modifications. The warehouse spaces benefit from generous clear heights, column-free spans, and durable floor slabs, enabling a broad range of racking layouts and automation technologies.

UMC Architects played a critical role in balancing technical excellence, architectural quality, and commercial viability, ensuring the successful delivery of a future-ready logistics development. Phase 2 further establishes Arterial Park as a premier destination for industrial and logistics businesses, setting a new standard for sustainability, design, and operational performance in the sector.
