Strategically located adjacent to Junction 10 of the M23, serving both Gatwick and Crawley, the site also benefits from easy access to the M25 and the South Coast. The scheme is expected to help meet employment demand for the industrial and logistics sector across the region and has already proven to be a successful investment.
Phase 1 was completed in December 2020, comprising a new 100,000 sqft build-to-suit facility which was pre-let on a 15-year lease to Gatwick Airport Limited. This purpose-built cross-docked facility was specifically designed to meet occupier needs, featuring 18 loading doors, nearly 20,000 sqft of office space and a 50m yard depth, acting as a fulfilment centre for its airside goods with significantly improved efficiency and handling times.
Phase 2 was completed in August 2021, comprising a 65,000 sqft speculative unit with a clear internal height of 12.5m, first floor offices, 9 loading doors and extensive parking. The facility was designed to maximise flexibility for potential occupiers and has already been successfully let by St. Modwen.
UMC Architects supported Readie Construction Ltd through Detailed Design and construction on both phases. Planning has been submitted for a further phase, with masterplanning works continuing on other potential plots.
