Phase 1 was completed in the early spring of 2022 and consists of two units.
The first unit has been let to bespoke freight company Transglobal and measures 96,000 sq ft split over 88,000 sq ft of warehouse and 8,000 sq ft of office space.
The second unit was let to Premier Paper and measures 43,500 sq ft.
The 43,500 sq ft building has been let to wholesale paper and materials supplier Premier Paper who moved its operations from Northampton. The unit will allow the company to expand into a larger warehouse space, following the diversification of the business. It will also facilitate its growth, and continue providing stocks of paper, print substrates and packaging to customers across the UK.
Phase 2 was completed in July 2023 and consists of one single unit of 183,606 sq ft with 8,192 sq ft of first floor office space built speculatively. It has 16 Dock level loading doors, 2 double height euro doors and 4 Level access loading doors. The site benefits from 160 car parking spaces and there is 50 m yard depth. Internal height is 15m.
All units have been built to BREEAM “Very Good” standard and EPC A rating and benefit from sustainability features such as PV solar panels and electric vehicle (EV) charging points.
UMC Architects were appointed by St Modwen and novated for the Phase 1 construction stages to MCS Build and Phase 2 to Benniman Construction.
