The proposed development comprises a total of 8,408m² Gross Internal Floor Area (GIA) including 8,106m² of B2 / B8 / E(g)) Warehouse and Storage floor space. The units are designed to meet normal institutional standards, with service yards sized to provide sufficient manoeuvring space for HGV’s, trucks and vans. The service yards feature level entry loading door access, as operationally required by potential occupiers, as well as grade level car parking and cycle storage. In addition, Unit 1 and 2 are served by integral mezzanine offices incorporating a footprint of 302m² and 353m2 respectfully.

The scheme covers a former gas works site extending to 2.22 hectares/5.48 acres of brownfield land south of Gipsy Lane (B4143), and north of Swindon Town Centre, with direct access to the M4 motorway via a dual carriageway.

The site has a number of existing constraints affecting it as follows:

  • An Existing Telecommunications Mast and Substation Compound
  • The Great Western Main Railway Line parallel to the site’s southern boundary
  • Ground Contamination across the site
  • Existing underground Gas Mains
  • WWU land to the east of the site requiring 24/7 access and egress.

Targeting BREEAM “Excellent” with an EPC A rating, the site will benefit from EV charging points, roof lights and PV, whilst the construction is carried out using low emitting or low carbon materials in an effort to contribute to a reduced carbon footprint.

UMC were appointed by Cubex for RIBA Work Stages 0-4, before being novated to the Main Contractor, MCS Group, for RIBA Work Stages 5-7. UMC also took on the additional responsibility in being ‘lead consultant’ in parallel with our architectural responsibilities and services.
